Work Schedule: Monday–Friday, 9:00 AM – 6:00 PM

Salary Range: $45,000 – $50,000 annually, depending on experience + Incentive

Position Overview

We are seeking a highly motivated and results-driven Acquisition & Project Manager to join our growing team. This role will be responsible for identifying, evaluating, acquiring, and managing the development of real estate properties, with a strong focus on residential and investment-oriented assets. You will play a critical part in the company’s growth strategy, overseeing projects from acquisition to disposition.

Key Responsibilities

Acquisition & Investment Strategy

  • Identify and evaluate potential property acquisitions (residential, multi-family, commercial, land).
  • Conduct market research and financial analysis to support acquisition decisions.
  • Negotiate purchase agreements and terms with sellers, brokers, and agents.
  • Perform due diligence: inspections, title review, zoning, risk analysis.
  • Build and maintain relationships with property owners, brokers, and industry partners.
  • Source off-market deals through networking and outreach.
  • Prepare acquisition proposals and present to senior management or investors.
  • Monitor market trends to spot new investment opportunities.
  • Create offering memorandums (OM) and exit strategies to optimize ROI.

Project Oversight & Development

  • Oversee projects from acquisition through completion.
  • Hire and manage contractors, consultants, vendors.
  • Coordinate permits, regulatory approvals, and paperwork.
  • Work with architects, engineers, and local authorities to ensure compliance.
  • Manage project budgets and timelines.
  • Identify and address project risks proactively.
  • Provide regular updates to stakeholders on progress and financials.

Exit Strategy & Sales Coordination

  • Create marketing materials and OMs for asset disposition.
  • Develop and execute effective exit and sales strategies.
  • Work with brokers and buyers to ensure smooth closings.
  • Analyze market conditions to determine optimal timing and pricing.

Qualifications

  • Strong knowledge of U.S. real estate trends and investment strategies (residential focus).
  • Proven experience in property acquisitions and project management (preferred but not required).
  • Excellent negotiation, communication, and leadership skills.
  • Analytical and financial modeling skills.
  • Ability to work independently with good judgment.
  • Experience working with contractors and managing construction budgets/schedules.
  • Ability to create OMs and execute investment exit strategies.
  • Real estate license is a plus.
  • Must be open to local travel for property visits and due diligence.
